Tanger Outlets Foley, a leading retail destination in Baldwin County, announced today plans for a renovation designed to create better connection throughout the center, modernize exteriors, elevate food and beverage offerings and add vibrant new gathering spaces. The updated outlet center will enhance the guest experience and introduce dynamic new retail and dining brands, while preserving the property’s coastal charm and strengthening its role as a welcoming community hub for residents and visitors.
“This renovation represents an important investment in the future of Tanger Foley,” said Debra Brown, Marketing Director. “Our goal is to serve as more than a shopping center—we’re creating an inviting place for our community to come together to make memories, share experiences and enjoy even better shopping, food and fun.”
Improvements include opening up Tanger Foley’s central shopping area with walkable breezeways that connect exterior parking lots to a welcoming green space at the heart of the center, creating a more seamless and shopper-friendly experience. A new roadway at the southeast end of the center, between TJ Maxx and Skechers, will provide vehicles with increased access to central stores, and additional parking spaces in front of TJ Maxx will enable shoppers to connect more quickly with many of the center’s top brands. Combined with new walkable paths, this cohesive layout will help shoppers easily navigate the property.
A new green space, designed to invite gathering and relaxing, will give guests even more reasons to linger longer at Tanger Foley with friends and family. A shaded pavilion will provide a scenic setting for community events, and a newly enhanced splash pad will delight the youngest visitors with even more space to play. Along the breezeways leading to the central green, shoppers will discover expanded food and beverage options with elevated outdoor dining spaces, shaded lounge areas with soft seating, and beautiful pedestrian-friendly pathways. With a mix of new dining concepts and reimagined gathering areas woven throughout the property, dining will become a defining feature of the redevelopment—reshaping how guests connect with the center beyond shopping alone.
The 555,000-square-foot outlet center will also undergo cosmetic upgrades across the property, including updated entrances and signage, refreshed paintwork in clean, neutral colors and contemporary lighting fixtures. Guests will notice revitalized landscaping and enhanced hardscape elements that brighten and elevate the property, while preserving the relaxed coastal charm that defines it.
“Tanger is committed to delivering a vibrant, best-in-class experience for our guests with improved comfort and connection, elevated amenities and aesthetics, fresh retail brands and fast-casual dining concepts,” said Brown. “The community can expect to find a true sense of place at Tanger Foley, reflecting the modern sensibilities of our shoppers and the distinctive character of the Alabama Gulf Coast.”
Tanger Foley management continues to work closely with city officials as the shopping center kicks off its renovation work.
“The renovation of Tanger Outlets Foley is an exciting announcement,” said Ralph Hellmich, Mayor of Foley. “It will keep Tanger established as the ultimate destination in our area to visit and shop. We appreciate the long-standing partnership Foley has had with Tanger to help make it the best it can be for many years. I congratulate Tanger for this investment and confidence in our community.”
Construction begins this month in front of TJ Maxx and will continue throughout the property, with phased completion anticipated by fall 2027. Tanger Foley’s retailers will remain open throughout the renovation process. Walkway closures and other minor disruptions may occur periodically, and guests will be re-routed via posted signage or instructions.
